Materials Buyer

Key Responsibilities

Procurement & Materials Purchasing

You will:

• Take responsibility for procuring all materials within agreed project budgets.
• Prepare tender enquiries and undertake detailed appraisals of supplier quotations.
• Negotiate competitive prices and secure best value solutions in line with budget requirements.
• Ensure all material orders comply with Wyatt Homes specifications and approved supplier agreements.
• Produce material schedules using drawings, specifications, estimates and project budgets.
• Calculate and verify quantities and specifications for all required materials.
• Prepare and process accurate purchase orders including pricing, quantities and delivery requirements.
• Input purchase orders into company systems to support accounting and reporting processes.
• Liaise closely with Site Managers and Assistant Site Managers to coordinate material deliveries in line with construction programmes.

Supplier & Stakeholder Management

You will:

• Develop and maintain strong working relationships with suppliers, consultants and internal teams.
• Monitor supplier performance and provide recommendations where improvements are required.
• Maintain an up-to-date understanding of trading agreements and supplier arrangements.
• Handle commercially sensitive information with discretion and confidentiality.
• Provide support and guidance to colleagues involved in material procurement activities.

Reporting & Meetings

You will:

Attend key commercial and project meetings including:

• Pre-Start Meetings
• Site Development Meetings
• Monthly Valuation Meetings
• Other meetings as requested by the Commercial Director
• Prepare accurate reports and recommendations to support procurement decisions, supplier selection and budget management.

Reporting Structure

• Reports directly to the Commercial Director
• Works closely with the Contracts Manager responsible for assigned developments
• Collaborates across Construction, Technical, Commercial, Sales & Marketing teams
